Following the departure of a department store tenant within level 1 and 2 of the building, the client sought to reposition Rundle Place and create an attractive new floor plan to suit numerous tenants.
A significant base build upgrade was required to achieve the changes in the floor plan and included a large services upgrade to accommodate for the planned hospitality tenants, including the new FunLab Entertainment Precinct within level 1. The amenities on this floor were refurbished to create a refreshed look, and the escalators were upgraded to create a vibrant and inviting pathway to the new space.
SHAPE was engaged under an Early Contractor Involvement (ECI) agreement to thoroughly investigate the existing building conditions, which required intrusive above-ceiling inspections to gain a full understanding of the service upgrades requirements. A significant mechanical services package was necessary to deliver the new kitchen exhaust system, a new drainage system was also necessary to convert the large retail space into smaller hospitality tenancies, and a new dissolved air flotation (DAF) plant was installed.
The project took place in a fully operational centre which required diligent communication and coordination due to the highly disruptive nature of the works.
