CBA Level 5 Reconfiguration & Churn Works
SHAPE was engaged to reconfigure the Level 5 workplace following a reduction in office space for Commonwealth Bank Australia. The works involved splitting the existing floor plate into separate tenancies and delivering a refreshed, efficient layout to support the tenant’s evolving operational needs.
Works included the removal, relocation and reinstallation of existing furniture, workstations, joinery and lockers, construction of new meeting rooms, cockpit rooms and acoustic intertenancy walls, installation of new tenancy and meeting room doors, reconfiguration and installation of base-building and tenant services, new meeting rooms and cockpit rooms.
This stage of works was delivered in an operational building with adjacent tenants in place, requiring careful planning, sequencing and communication to minimise disruption.
LVL 8 Intertenancy Works and Telstra Spec Suite
SHAPE was engaged by Charter Hall to undertake the intertenancy wall works on level 8, which involved the construction of a slab-to-slab, double lined acoustic partition wall fitted with transfer ductwork, which divided the floor into two separate tenancies. Additional works undertaken included demolition enabling works, flooring modifications, services relocations and modifications, painting and more.
Mid-way through the Intertenancy works, Charter Hall accompanied by Solutions Consulting Australia, engaged shape through an ECI phase to undertake works to Tenancy 2 of Level 8 to facilitate the relocation of prospective tenant Telstra to their new office. Through extensive design development, multiple cost plan iterations and rigorous value engineering exercises, SHAPE were able to execute a variation to proceed with the tenancy upgrade works for Telstra’s relocation. Works generally included the construction of a new kitchen, meeting rooms, focus rooms, wellness room, relocation of 81 existing workstations, combination of new and re-use furniture, new joinery and services modifications to suit the proposed layout.
Further to this, SHAPE were also engaged separately by Telstra directly to undertake additional end-user works which would run concurrently to the Charter Hall portion of works mentioned above. Works generally included new AV services to suit Telstra’s requirements, new security services, construction of a multi-faith room, new locker access control system, services modification, Telstra signage, automatic sliding door installation and much more..
Extensive and meticulous planning and coordination was required to ensure scope was clearly delineated between the concurrent projects and the needs of both clients were understood and adhered to, all whilst operating within a live building and a occupied space in the adjacent tenancy.
Ground Floor Lobby & End-of-Trip Facilities Upgrade (Base Build)
SHAPE partnered with Charter Hall to revitalise the base-build amenity of 266 King Street, focusing on the lobby and end-of-trip areas to enhance tenant experience and support the building’s A-Grade standard.
The lobby refurbishment involved the construction of new doors and glazings, timber shroud surrounds to all lifts, vertical timber battened walls and an elegant venetian plaster wall with sconce lights which brings character and life to the space that catches attention immediately upon entry.
Upgrades were also undertaken to the end of trip facilities which included the construction of new shower partitions, joinery, services modifications and relocations, and all new FF&E to modernise the upgrade the space.
Both the lobby and end of trip refurbishment works were undertaken completely out of hours (night works) to ensure no disruption to the building occupants.
These upgrades not only improved day-to-day amenity but strengthened the building’s position in the competitive Newcastle commercial market.
