IRT Group’s Diment seniors’ living community takes SHAPE in Wollongong.

SHAPE was engaged under a design and construct contract to deliver the redevelopment of Diment, IRT’s seniors’ living community in Wollongong. This transformation responds to the growing demand for independent seniors’ housing in the Illawarra, where a significant proportion of the Wollongong population is aged 65 and over. Originally constructed in the early 1970s, the complex was the first high‑rise of its kind in Wollongong CBD and comprises a 12‑level residential building containing 102 sole occupancy units and a single‑level community hall connected by internal linkways.

The works focus on upgrading the existing building to improve living conditions for residents while bringing the facility in line with current fire and life safety compliance standards. The scope includes refurbishment of apartments and shared spaces, upgrades to building services and infrastructure, lift replacements, façade improvements, and enhancements to circulation areas and communal facilities to support accessibility and day‑to‑day use. The redevelopment also includes landscaped gardens and walkways, supporting outdoor connection and day‑to‑day use by residents.

A key component of the project is delivering the redevelopment within a live seniors’ living environment. During preconstruction, the team worked closely with IRT to assess both staged and single‑stage delivery options, allowing the client to understand the operational impacts of each approach. A staged delivery model was ultimately selected, enabling residents to remain in their homes while works progress. Careful planning, clear communication an d strict safety controls are in place to minimise disruption and maintain a safe and comfortable environment for residents and staff throughout construction.

Early project phases included the development of prototype room layouts to test design outcomes and gather feedback from the client and operational teams. Working collaboratively with IRT and Gallagher Jeffs, the team incorporated this feedback into the construction documentation, ensuring the upgraded apartments and shared spaces respond to the practical needs of residents and the operational requirements of the community.

By revitalising the existing structure rather than replacing it, the project preserves a long‑standing Wollongong landmark while extending the life of the facility. Once complete, Diment will offer a refreshed seniors’ living community with safer, more functional spaces that support independence, connection and sustainability for residents for years to come.
