The key focus for this project and for Invocare was delivering the facility on time and keeping within their budget. The scope of works included:
- New build (civil and structural works),
- Staff offices and a chapel,
- Public-use areas and a commercial kitchen.
The main challenges on the project were the structural elements, design coordination and achieving programme. We engaged skilled and trusted subcontractors to complete the works, ensuring structural works ran smoothly. Our team had to manage the design process on-site, involving coordination meetings with stakeholders and subcontractors to ensure that everyone was on the same page.
With the works starting two weeks before Christmas, our team suggested separable portions and accelerated works. They engaged a concreter who was available to work over the Christmas break, meaning the fresh slab had time to cure in time for the structural steel to be put in place. This also meant the steel could be manufactured while the slab was laid. Completing these works over the break prevented delays from occurring later on (potential 3 week delay). Creating separable portions allowed Invocare to occupy the internal spaces early whilst we finished the external works. We monitored programme closely and with our team based on-site, we were able to manage risk mitigation and the workflow.
