Gaythorne RSL engaged SHAPE to undertake an extensive refurbishment of their club facilities. The project scope encompasses the demolition of the existing dining bistro, main bar, gaming cashier, gaming amenities, and front façade awning. The refurbishment included the bistro dining area and servery, main bar, gaming area, gaming cashier, gaming amenities, bar lounge area with amenities, BOH staff amenities, a new main entry, front façade high-level screening and signage, and a new café. Additionally, a compliant wet and dry fire system, a new Fire Hydrant Booster, and a QUU Meter were installed.
The refurbishment is executed in stages to ensure operational continuity and revenue generation for the club. Initially divided into three stages, the project has expanded to seven stages. This revision allowed SHAPE to deliver different areas at various times, granting the club earlier access to refurbished spaces, meeting their requests for phased handovers, and ensuring the Club could maximises revenue.
Challenges included encountering latent conditions during demolition, such as undocumented structural beams and previously compromised structural elements. Operating within a live environment has required precise coordination and management of client contractors. The project leverages the design and construction (D&C) model and Early Contractor Involvement (ECI) to address these issues effectively.
