In an Australian first, the project achieved the coveted zero-carbon certification from the International Living Future Institute (ILFI).
The built environment is responsible for almost 40% of global carbon emissions and a whopping 50% of the world’s resource consumption. Recently, SHAPE Melbourne played a key role in an ambitious refurbishment led by Vicinity Centres. The brief was to transform Chadstone Place Tower 2 into an A-grade office space for Vicinity’s new tenant, Officeworks.
Reducing operational energy
During the preliminary design phase, strategies were developed with the wider project team to tackle any areas of concern. Many of these simultaneously garnered credits for the project’s other sustainability achievements, such as the recently awarded 6 Star Greenstar rating and aspirations and targeted 6 Star NABERS Energy and Water ratings.
The installation of a 2,100m² solar panel array on the adjacent carpark was a huge contributor to reducing operational energy. SHAPE worked with its solar and steel contractors, Vicinity, and the consultant team to ensure the best performance of the solar PV array. This needed to be balanced with practical aspects, such as maintaining car spaces below for the tenant and creating safe access for maintenance.
Slashing carbon-embodied energy
A key contributor to the reduction in carbon embodied energy was the re-use of the existing structure, façade and base building services.
SHAPE also collaborated with Bates Smart and ADP to ensure all finishes adhered to the embodied-energy targets.
Likewise, SHAPE and the consultant team were able to ensure that the ILFI design intent, such as exposed ceilings, timber floors and low-impact carpet were seamlessly integrated into the fitout.
Ultimately, Vicinity Centres saved an incredible 1,109,755 kilograms of carbon.
Vicinity’s National Head of Design, David Waldren said, “Chadstone Place is a sustainability showcase that demonstrates the possibilities when an owner and tenant partner to create a net zero workplace. Importantly, it also highlights that the greenest buildings can be the ones that already exist.”
The power of collaboration
Achieving the rigorous ILFI carbon targets required cooperation and support from the entire project team and diligent tracking throughout the design, build, and DLP periods. Regular meetings were held throughout the build, to ensure SHAPE was delivering on the targets and submitting the necessary supporting documentation to achieve certification.
Adam Head, General Manager of SHAPE Melbourne reflected on the success of the project “Chadstone Place stands as a benchmark for sustainable redevelopment, where reusing existing structures and integrating innovative carbon reduction strategies have set a new standard in the industry. SHAPE is proud to have delivered Vicinity’s vision of achieving ILFI Zero Carbon Certification, which has not only reduced the building’s environmental footprint but also demonstrated how thoughtful design, collaboration, and advanced building technologies can transform existing spaces into high-performing, sustainable assets. This project reflects the team’s drive to be part of a better sustainability story, delivering outcomes that go beyond construction and contribute to a lasting, positive legacy for the built environment.”
The Chadstone Place project cements SHAPE’s commitment to sustainability and innovation. By repurposing existing structures, optimising material choices, and harnessing renewable energy, SHAPE has helped set a new benchmark for sustainable construction in the commercial sector.
