Works included a brand new façade and shop fronts, plant platforms and services reticulation, substation relocation, modern facilities (including end of trip facilities) and brand new tenancies for lease.
The primary challenge of this project was the age of the building and the discovery of unknown latent conditions. The building was constructed in the 1940s and presented more hazards than expected. Hazardous conditions we faced included air conditioner controllers with vials of mercury, PCBs in all existing lights and asbestos sheeting in the building façade. After identification, we coordinated works with the architect and client to mitigate costs, which included altering design and proposing alternate materials. This also included backfill of clay to the substation, vermiculite to ceilings and rearranging stair landings to avoid footings in voids.
The result was a brand new space, in which every tenancy was leased almost immediately on handover with fantastic rental returns.
